That $100k &#8220;cash boot&#8221; you keep is taxable.<\/span><\/li><li><span style=\"font-size: 16px;\"><b>Mortgage Boot<\/b> (Debt Relief): You sell a property with a $500k mortgage and buy a new one with only a $400k mortgage (or pay all cash). There are no extensions (except in rare, presidentially-declared disaster areas). If your financing falls through on Day 179, or the seller tries to delay, your exchange will fail. Begin your due diligence and line up financing for your replacement property during your 45-day identification period. Do not wait.
